Located at the southeast corner of the Forum Schwanthaler Höhe complex, the new building on Gollier Strasse and Theresienhöhe completes the structures of the 1970s Superblock, which has been revitalized since 2019 by Allmann Sattler Wappner Architekten and Topotek 1.
Rising from the site of a decommissioned brewery, the new mixed-commercial development hosts offices, a fitness center, and restaurants, showcasing a tessellated stacking of terraces and green spaces, each offering a unique vegetation palette and microclimate.
Starting below grade, the lowermost courtyard features a shade garden accented with ferns, hydrangeas, and rhododendrons, and brings light into the interiors. The ground-floor courtyard builds upon this same palette – layering in multi-stemmed maple trees complemented with undergrowth.
The outdoor areas become increasingly larger on each successive level, a direct response to the increasing exposure to sunlight as one moves up the building. Plantings palettes transition from the shade gardens of the lower floors into lavender heaths and ornamental grasses tailored to the brighter and breezier conditions higher up, bringing a light and airy atmosphere to roof terraces, that have a direct sightline to the Theresienwiese. When the terraces cannot be used due to inclement weather, the generous vegetation retains warmth and allure to be admired from the office spaces within.
Back down at the street level, linear pavers familiar from adjacent public spaces and a continuous staircases define the entire eastern edge while connecting the whole block. Reaching a culmination with the redesigned Biergarten at the intersection with Gollierstraße, planted with young and vibrant Pagoda Trees, to create a more permeable and inviting public space.
