The concept of the new Gloria high-rise building is based on two specific basic conditions of the project: on the one hand, the special structural situation of the new building, due to its off-centre placement in the planned construction window, and on the other hand, the heterogeneous structural environment of the site. This is characterised by remnants of the Gründerzeit urban structure, which stand in stark contrast to the surrounding, densifying cluster of solitary and diverse contemporary high-rise buildings and the developing high-rise promenade along the Wallanlagen. The two listed old buildings on Neue Mainzer Strasse and Kaiserstrasse frame the base zone of the planned Gloria high-rise at the intersection of the streets.
The present design manifests the uneven arrangement of the volume in the building window, which is mandatory due to the local conditions, as an inherent, ‘asymmetrical DNA’ of the project in an upward rotation of the cubature, which reinforces the slender, vertical appearance of the high-rise despite its large volume. In the sculptural appearance of the new building, the dynamic momentum of the tower is perceptible right up to its crown from all perspectives and distances. The skyscraper seeks familiarity with its structurally diverse surroundings with a differentiated design of its facades on all sides of the perimeter and reflects this in the variance of its different views.
