The new development along Spechtenstraße is divided into three sub-areas that take into account the complex conditions of the site, translate them into architectural qualities, and give each its own distinct identity. While the buildings remain formally related, they differ in their design, thus forming a cohesive yet differentiated ensemble.

The result is the Panorama Houses on the upper slope, the Garden Houses along the natural landscape, and the Loft Houses in the valley floor with a direct connection to the city center. Across the development, the buildings are characterized by a faceted, multi-oriented form that responds to the site’s topography and orientation. Through the deliberate rotation of identical volumes, neighborhood spaces are formed and sightlines are created, offering attractive views from all apartments. Density and porosity support the integration of site into the wider settlement at an appropriate scale and create a permeable fabric that extends from the valley floor up to the upper slope of the settlement.
