The new ZEISS Hightech-Standort in Jena serves as an innovative tech hub, seamlessly blending aesthetics, functionality, ecology, and connectivity. The site’s design is characterized by the arrangement of various building sections over several terraces to create a structural landscape that provides ample space for laboratories and offices. The integration of the building’s open spaces into the surrounding landscape is a central element, prominently expressed through the vegetated roofs that constitute a large share of the site’s total green space. Steps and terraces topographically incorporate the environment, creating a harmonious connection between the building and the undulating landscape of Saaleauen. These open spaces act as buffer zones between adjacent industrial and residential areas while integrating heritage-protected buildings like the Schott Villa.

 

Special emphasis is placed on sustainability and enhancing local ecology. Over 400 trees are selected based on the surrounding vegetation, ensuring a harmonious relationship between the high-tech site and the local flora. Land set aside for the next stage of development is opportunistically used meanwhile as a temporary orchard until construction progresses, which further strengthens biodiversity and contributes to ecological health on site. A focus on functional and inhabitable landscapes extends from the lower floors to the top of the parking structure, ensuring seamless integration of green spaces throughout the site.

 

A central feature of the project is the large outdoor staircase, linking the employee entrance with the main building and the parking lot, and providing direct access to the railway station. This stairway is adorned with loose plantings, including trees, shrubs, grasses, and low-growing plants, creating a mix of private and public spaces. It also offers attractive outdoor rest areas for employees and inviting nooks for passers-by to unwind.
